TALLAHASSEE, Fla. (WTXL) - Buying a home comes with many difficult decisions. One major decision is whether to buy a pre-owned home or build your own. When addressing the pros and cons of building vs. buying, it helps to have an experienced home buying expert.

That is why this morning on "Your Home & Garden" we sat down with Rebekah Rivers, of Ring the Rivers Real Estate, to talk about the options.

Older homes cost on average 20% less than new construction. While building a home means having the option of custom items such as your choice of counter tops, paint colors, and floor plans; it may not be the best decision for you.

Custom builds tend to be in newer neighborhoods that are not as developed and the base price of the house is usually non-negotiable. All those custom designs added into the home can raise the price of the house.

Older homes however, tend to be in established neighborhoods with more convenient locations. They can also come with an existing pool or deck that you don't have to build yourself.

While exploring your options, remembering that every house has the potential to be the home of your dreams may help you in your home buying adventure.

Tune in to WTXL's "Your Home & Garden" every Monday morning on Sunrise.
